Verify Your Email

Confirm the link sent to your inbox to unlock contact, listing, and verified-status features.

Email verification is required before you can post listings or contact sellers. It also makes other users more comfortable engaging with you.

  • Check your inbox for a verification email from MLS.PH
  • Click the verification link to confirm your address
  • Don't see it? Check your spam folder or click "Resend verification email" in your dashboard

Once verified, your account is fully active.

Get the Verified Badge (Recommended)

Link your Facebook profile to earn the Verified badge — sellers with verified accounts get more inquiries and higher trust.

The blue Verified badge tells other users that your email and Facebook profile have been confirmed. Verified users get more inquiries and are easier to trust.

  • Go to your dashboard's Verification page
  • Connect your Facebook profile
  • MLS.PH automatically verifies the link

Bonus: Professional badges

  • Verified Broker (purple) — for licensed real estate brokers
  • Verified Salesperson (green) — for licensed real estate salespersons

To earn a professional badge, upload your PRC license through the Verification page. Approved professionals receive a unique badge number (MLSPH-B-XXXXX or MLSPH-S-XXXXX) that's permanently reserved to them.

Browse and Filter Properties

Search by location, transaction type, property type, and price. Filter further by category, region, city, or barangay.

MLS.PH gives you multiple ways to find the right property.

Tip: bookmark frequently used filters by saving the URL — every filter is reflected in the URL.

Contact Sellers Directly

Open a listing and use the Contact, Make an Offer, or Schedule a Viewing forms. No platform commission — you talk straight to the seller.

Once you find a property you like, you can reach the seller directly from the listing page.

Three ways to reach out

  • Contact — send a general inquiry message
  • Make an Offer — propose a price for the property
  • Schedule a Viewing — propose a date and time to inspect the property

The seller receives your message immediately. You'll see their response in your dashboard inbox and email.

Tip: in your message, include your timeline, financing readiness (cash, bank, or Pag-IBIG), and any specific questions about the property.

Post Your First Listing (Sellers)

Click 'New Listing' from your dashboard, fill in property details, upload photos, and publish.

If you have property to sell or rent, posting is straightforward.

Steps

  • Click New Listing in the header or your dashboard
  • Choose the property category (Residential, Land/Lot, Commercial, Industrial, Others)
  • Pick the subtype (house, condo, lot, warehouse, etc.)
  • Fill in the location (region, city, barangay)
  • Enter the price and accepted payment methods (cash, bank, Pag-IBIG)
  • Add property details (lot area, floor area, bedrooms, etc.)
  • Upload at least 3 photos (max 10)
  • Add a clear, descriptive title and description
  • Publish

Listing limits

  • Verified users can post up to 5 listings per week
  • Each listing gets a unique MLS number for reference

Listings appear immediately after publishing and stay active until you mark them as sold or expired.

Manage Your Listings

Edit, pause, mark as sold, or duplicate listings from your dashboard. Track inquiries and viewing requests in one place.

Your dashboard is where you manage everything related to your listings.

What you can do

  • Edit — update price, details, or photos any time
  • Pause — temporarily hide a listing without deleting it
  • Mark as Sold or Rented — close a listing when the deal is done
  • Duplicate — create a similar listing in seconds
  • View inquiries — see all messages from interested buyers in one inbox
  • Track views — see how many people viewed each listing

Tip: refresh listings periodically (re-upload photos, tweak the description) to stay near the top of search results.

Build Trust and Stay Safe

Look for badges, check seller profiles, and use MLS numbers for reference. Report any suspicious behavior.

  • Add a profile photo and accurate contact info
